Common Water Heater Problems We Repair
Every water heater repair starts with a proper diagnosis. Our plumbers carry the most common parts on the truck so most repairs are completed in a single visit:
- No Hot Water at All: The most urgent call we get. On gas units, this is usually a failed thermocouple, pilot light issue, or faulty gas control valve. On electric units, it’s typically a burned-out heating element or tripped reset button. We test and replace the failed component on-site.
- Water Not Hot Enough: A broken dip tube is the most common culprit — it lets cold water mix into the hot supply near the top of the tank. Sediment buildup on the lower heating element (electric) or around the burner assembly (gas) is the second most common cause.
- Leaking from the T&P Relief Valve: The temperature and pressure relief valve drips when tank pressure is too high or the valve itself has failed. We test the system pressure, replace the valve if needed, and check for thermal expansion issues.
- Leaking from the Tank Bottom: This usually means internal corrosion has eaten through the tank lining. Unfortunately, a tank-bottom leak can’t be repaired — it means replacement is needed. We’ll help you choose the right unit and can often install it the same day.
- Rumbling, Popping, or Banging Noises: Sediment collects at the bottom of the tank over time and hardens into a layer that traps water underneath. When the burner fires, that trapped water boils and produces the noise. A full tank flush and drain clears the sediment and restores quiet operation.
- Rusty or Discolored Hot Water: If only the hot side is discolored, the anode rod inside the tank has likely corroded through. The anode rod is a sacrificial part designed to attract corrosion away from the tank walls. Replacing it every 3-5 years is one of the best ways to extend your water heater’s lifespan.
- Slow Recovery Time: If the tank takes much longer than usual to reheat, the lower heating element (electric) may be partially failed, or sediment is insulating the bottom of the tank from the gas burner. We diagnose which and repair accordingly.
- Pilot Light Won’t Stay Lit: A failing thermocouple is the most common cause. This safety device tells the gas valve the pilot is lit — when it fails, the valve shuts off gas flow. We replace thermocouples on all major gas water heater brands.
Gas vs. Electric Water Heater Repair
Gas and electric water heaters fail differently, and repairing them requires different expertise:
- Gas Water Heaters: Pilot assemblies, thermocouples, gas control valves, burner assemblies, flue and venting issues. Gas repairs require a licensed plumber who can verify safe combustion and proper venting — carbon monoxide leaks from improperly repaired gas water heaters are a serious safety hazard.
- Electric Water Heaters: Upper and lower heating elements, thermostats, high-limit reset switches, and wiring connections. Electric repairs are generally simpler but still require proper diagnosis — replacing the wrong element wastes money and doesn’t fix the problem.
